Lease-Compliance means following the rules of the CHA lease. A Lease-Compliant
resident is a resident who follows the rules of their CHA lease.
Below is a list of the rules in your CHA lease that you must follow to be
lease-compliant:
Paying Your Rent and Utilities On Time
- Pay your rent on time (If you have a repayment agreement with your property
manager, you must make payments on time)
- If you pay light and gas bills, pay them on time to the CHA or the utility
company (If you have a repayment agreement with the CHA or the utility company,
make payments on time)
- Have good knowledge of your credit background
Keeping Your Home Clean and Safe
- Follow all health & safety rules
- Keep your apartment in a clean and safe condition
- Do NOT damage or remove anything that is part of your apartment, building,
or development
- Do NOT have a waterbed in your apartment
- Let the CHA or your property manager inspect your apartment, when necessary
Ensuring the Safety, Security and Comfort of All Residents
- Do NOT do things that hurt the health, safety, and peace of other residents,
CHA employees, or anyone else. For example, you must NOT attack anyone physically,
speak to someone in a harmful way, or abuse the use of alcohol
- Do NOT involve yourself in any drug-related activity. For example, you
must NOT make, sell, deliver, use, keep, or possess any illegal drug
- Do NOT show, keep, or use any type of gun or other weapon, unless it is
required by your lawful job. For example, policemen and certain types of
security guards are required to carry weapons
- Do NOT threaten anyone with any kind of weapon
- Do NOT cause a fire on CHA property, either on purpose or because of carelessness
- Keep noise to a minimum, this includes playing loud music
Making Changes to Your Apartment
- Do NOT make changes or repairs to your apartment or to any equipment in
your apartment without written permission from your property manager
- Do NOT change locks or install new locks without written permission from
your property manager
Adding Residents to Your Lease
- Do NOT let anyone live in your apartment without written permission from
your property manager. If you have a baby or adopt a child, you can bring
them to live with you without permission from your property manager, but
you should notify your property manager
Ensuring Children Go to School
- Make sure that all children who live in your apartment go to school, if
they are between seven (7) and sixteen (16) years of age
Owning Pets
- Do NOT have any pets without written permission from your property manager.
If your property manager gives you permission to have a pet, you must follow
the rules of the CHA Pet Policy
If You Break the Rules of the Lease, You Still Have Certain Rights
- If the CHA or your property manager says that you have not followed the
rules of your lease, you have a right to receive a written notice telling
you that you or someone in your household has broken the rules of the lease
Please note that: You have not followed the rules of your
lease = You are non lease-compliant.
If you or someone in your household has broken the rules of the lease = You are
not lease-compliant.
- If you break a rule such as housekeeping, you have a right to fix what
you did wrong within a certain time. This is an example of a curable lease
violation

- If the CHA or your property manager says that you have not followed the
rules of your lease, you have a right to disagree with certain lease violations.
This process is called “Grievance Procedures.”
